Due Diligence
of the
Property

Description

We undertake it upon ourselves to survey and review the property and this includes various steps like verification in the property registry, verifying the ownership, other legal situations that may present themselves etc.

The Process

  • We talk to the Real Estate agent and ask for the necessary documents
  • We verify all the valid documents
  • Request additional documents like Nota Simple etc., required from the Property Registry or other organisations

Description

We use the services of our trusted advisors in the architecture industry to conduct a thorough survey of the property in question, and includes a detailed technical analysis. This is especially useful when the property in question is old.

The Process

  • The Architect will do a survey of the property and request any documents necessary to make his evaluations
  • We will receive a report from the architect and evaluate the findings

Preparation of the reservation & down payment contract

Description

This refers to a type of contract between the buyer and the seller that acts as a definite proof of an agreement between the two parties. It is a pre agreement, known as Contrato de Arras in Spain, wherein the seller states their intention to transfer the property, and the buyer states their intention to purchase it at an agreed upon price. The buyer makes a down payment towards the same.

Process

  • Collect the required documentation, like ID’s , proof of address, property deed etc.
  • We draft the contract, which is then approved by both the parties
  • Signing the contract

Description

This involves us working alongside a notary to draft a purchase contract that satisfies and includes all the various aspects of the deal

The Process

  • We choose our notary
  • We draft the contract with the help of the notary
  • Ask for any additional information regarding the contract
  • We thoroughly check the purchase contract and ensure its competency

Fill the forms to pay the Property Transfer Tax

Description

We handle the paperwork related to various different taxes that are applicable in a case, like the Property Transfer Tax etc.

Description

We handle the often confusing and drawn out process of transferring the ownership of various utilities. We use the relevant documents like purchase deed, Bank Account details etc. to facilitate the process and deal with the relevant parties. This can be purchased as part of the package or as a separate service at the price listed below.
